The initial rate is fixed for the first 5 years; after that, the rate may change every 12 months. For example, as of 01/31/2011, a $750,000 loan amount with 1.5 discount points financed at 2.875 % (3.550% APR) would result in 60 monthly principal and interest payments of $3,111.70 and 299 monthly principal and interest estimated payments (based on a current one year Libor index and margin) of $3,375.26 and a final payment of $3,370.96. Important information relating specifically to your loan will be contained in the loan documents, which alone will establish your rights and obligations under the loan plan.
